    Can I arrange a viewing

    Yes, you can arrage a viewing by calling us or by submitting the email on this page. We will only offer a property to someone who has viewed the property and who we have met in person.  Prior to the viewing appointment, we will call and text you to confirm the appointment and if we do not receive a reply, we will canel the appointment.

    Do you require an application form?

    We require a formal application form from all parties who wish to take the tenancy.  From the infomation provided, we will take up references on employment, income, landlord or other and credit searches

    What references do you need?

    All applicants will be required to pass our referencing and background checks, including a employment income checks with a verifiable annual household income of at least three times the monthly rent, full credit check, landlords reference and right to rent checks. Self employed applicants will require a minimum of 12 months accounts. In smoe cirumstances, we may require a Guarantor who will need to be a home owner with a verifiable annual household income.

    What is the holding deposit for?

    Should you make an offer on a property and it be accepted by us, you will be asked to pay a holding deposit equivalent to two weeks agreed rent. We can then remove the property from the market whilst reference checks and preparation of the tenancy agreement is undertaken. The holding fee is taken as a financial commitment from you, the prospective tenant to proceed towards entering into the agreement. Once paid, both parties will have two weeks to enter into a tenancy agreement however this may be extended if agreed by both parties in writing.

    Refunding a Holding Deposit

    Should you proceed to enter into a tenancy agreement with us, the holding fee will be paid towards the balances of the first month’s rent.

    Should we choose to withdraw from entering into the agreement, this money will be refunded to you.

    Retaining a Holding Deposit

    A Holding Deposit will be retained where a prospective tenant;

    • Provides false or misleading information which is reasonable considered when deciding a let of a property
    • Fails a right to rent check.
    • Withdraws from entering into an agreement for the property.
    • Fails to take reasonable steps to enter into a tenancy agreement.

    Should any of the above occur,  we retain the right to deduct our reasonable expenses on a case by case basis which may include administration, referencing or any other costs incurred.

    When is the rent required?

    We require cleared funds before handing over the keys, this will be equivelent to one months rent and the tenancy deposit.

    What happens to my tenancy deposit?

    When we take a tenancy deposit, we put it in an approved Government Custodial Scheme where it held until the end of the tenancy. The deposit is safe and secure and protected by law.  You can read more about tenancy deposits here

    What about pets?

    Unfortunatly, we do not accept pets in any of our rental properties.  We understand the disapointement with a “no pet policy” as we are animal lovers ourselves, but we have had many bad experiences with pet tenancies and the damages we have been left with makes this our rental policy.

    Do you need a guarantor?

    In some circumstances we may request a guarantor to support the tenancy application, if this is the case, we will explain the reasons behind this request and explain in detail what the responsibilites of the guarantor are.
